Carlton is the county seat of Carlton County, a small town at the junction south of Duluth near Jay Cooke State Park. Small enough that nobody markets flooring services to it specifically, which is generally where the best-kept original floors survive.
The housing is turn-of-the-century and interwar, built for railroad and county work rather than for show. What that means underfoot is plain material: narrow oak in the front rooms, softwood elsewhere, and in the oldest properties wide-plank pine that predates the narrow-strip convention entirely.
Wide-plank softwood needs a different approach from a standard oak floor. It is soft, it dents, and it moves more across its width simply because the boards are wider. A machine set up for oak will scallop it. It also frequently has square-cut nails and hand-planed surfaces worth preserving rather than sanding flat, and on a genuinely old floor a screen and recoat is often more respectful of the material than an aggressive sanding.
The other Carlton factor is that a lot of these houses sit over stone basements or crawlspaces with no vapour barrier. That is the classic setup for cupping, and it is why we meter the subfloor before quoting any sanding work here.
