Hardwood Floor Refinishing in Esko, MN

Esko is an unincorporated community in Carlton County, between Cloquet and Duluth along the I-35 corridor. It is small, it is not a city in the legal sense, and its housing is correspondingly mixed: older farmhouses and original homes alongside a good deal of newer building drawn by the commute to Duluth.

That mix means the first question in Esko is always which kind of house we are looking at, because the two need opposite advice.

The older properties, particularly the farmhouses, run to wide-plank softwood as much as oak. Pine and Douglas fir were the practical local materials, they are considerably softer than oak, and they need a lighter sanding sequence and a gentler machine setup. They also tend to have had a harder life than a town house of the same age.

The newer housing is a different job entirely. Floors from the last few decades usually have most of their thickness intact and only a tired finish, which makes them ideal for a screen and recoat at roughly half the price of a sanding, done in a day, removing no wood. Engineered floors get checked for wear-layer thickness first because some cannot be sanded at all.

One thing that does not vary: rural properties here more often sit over crawlspaces and unconditioned basements, which is where cupping starts. We meter the subfloor as well as the surface.
