Proctor was established in 1894 and built around the railroad, and the housing shows it: compact homes on modest lots, put up for people working the yards, most of it from the same turn-of-the-century decades that built Duluth itself.

Floors here are working floors. Narrow plain-sawn oak and a lot of Douglas fir, laid when the houses went up, no borders and no patterned work. That plainness is not a drawback. It is the same old-growth material the larger houses in Duluth were floored with, milled from the same forests at the same time, and it refinishes exactly as well.

Most of it has spent decades under carpet. Pull back a corner in a closet or look at the edge of a floor register and you will usually find wood in better condition than you expect, because carpet shields it from light and traffic. Uncovering and restoring those floors is a large share of what we do in Proctor.

The Douglas fir is the part that needs care. It is soft, it sands fast, and it will scallop under a heavy hand or a machine set for oak. It also takes stain unevenly because the density varies sharply between growth rings, so fir usually looks best with a natural or very light finish. We identify species before quoting.
