East Hillside is dense, older, and built into a serious grade. The housing runs close together on narrow lots stepping up from downtown, much of it dating to the same 1890s-to-1920s window as the rest of the city and a good share of it now divided into apartments or rented whole.
Floors That Have Seen Turnover
The distinguishing feature here is not the age of the wood, it is how many people have lived on it. A single-family house that stayed in one family has a different damage profile from a house that has been rented for forty years. Rental floors carry scratches, gouges, pet damage and neglected finish rather than the even wear of one household.
That usually points at a different service. Where a floor is structurally fine but the finish has been let go, a screen and recoat resets it in a day at about half the cost of a full sand, which is the right economics between tenancies. Douglas Fir, and Why It Matters Here
East Hillside has a lot of fir. It was the cheap local option when these houses went up and it went into bedrooms, back stairs and upper floors throughout the neighborhood. Fir is soft. It dents, it gouges, and it sands fast enough that a careless operator will scallop it in a single pass. It also takes stain unevenly because the density varies sharply between growth rings.

Working on a Grade
Access here is genuinely harder than elsewhere in Duluth. Narrow streets, steep driveways, houses set well above or below the road, and in winter none of that improves. It affects how equipment gets in and how long setup takes, and we would rather account for it in the quote than discover it on the day.
